Deal Makers Post-Meeting Wrap Up



Congratulations to all of our 15th Annual Deal Makers
Our awards luncheon was held March 4th at the Westin with CRCBR's own Bob Percival leading the awards presentation.

This year, we honored 120 Top Producers. A total of 92 applicants were silver award winners producing between $2 million and $9.9 million in transaction volume. Additionally, we had 12 gold award winners who individually produced between $10 million and $14.9 million in transaction volume. New this year we also recognized 16 platinum level winners, whose production volume was over $15 million.

2009 Spring
Education Classes Now Available!
CRCBR's education courses are the only courses in the region focused toward the commercial broker.  Commercial transaction information, language, and case studies are used specifically to meet the needs of our commercial members.

All classes will be held at:

Broker-In Charge Annual Review Course (CE Approved)

The 2008-09 BICAR will cover distressed sellers, short sales and foreclosures. Lending laws, loan fraud and Broker-In-Charge requirements will also be discussed. The BICAR Course is a mandatory elective for all brokers-in-charge who wish to remain a broker-in-charge as of July 1, 2009 for the 2009-2010 licensing period. Only licensees who are brokers-in-charge or who are broker-in-charge eligible will receive continuing education credit for this course. Commercial examples may be used.

Mandatory Update - Commercial Version (CE Approved)

The 2008-09 Update will cover material facts, new Commission rules, licensing & education issues and the changes to the commercial contract, Agreement to Purchase Form 580-T. The Commercial Version of the Update has been modified for the commercial practitioner. For agents who practice residential real estate, it is strongly recommended that they take the regular Update, not this version.

Ethics for Commercial Agents (CE Approved)

This course discusses ethical issues, ethical decision making, and professional conduct utilizing a lecture/case study discussion format. This course satisfies NAR's 2.5 hours ethics requirement, and the 4 hour NCREC elective requirement.

8 Strategies for a Slow Market - Commercial Version (CE Approved)

While buyers are understandably nervous about investing in today's shaky real estate market, sophisticated real estate brokers can provide buyers with an analysis that demonstrates that buyers are better off buying today than a year from now. This course offers 8 creative strategies which help licensees by teaching them about nontraditional financing methods and also offers them opportunity to earn additional commissions and income from their transactions. Attendees will need to bring a simple calculator.

NAIOP CONTINUING EDUCATION COURSE

Understanding Mortgage Backed Securities (CE Approved)

Join NAIOP Charlotte on April 16th as they host "Understanding Mortgage Backed Securities" at the Marriott Executive Park.  This course focuses on how the real estate capital markets directly affect the valuation of local real estate through market determined capitalization rates. The course also examines the market's risk and return requirements on equity investment in the presence of debt financing for real estate projects.

NAIOP Charlotte is extending their member rate to CRCBR members.

MEMBER TRANSACTIONS

Merrifield Partners - Ken Chapman
Primrose School Franchising Company has purchased a 1.91-acre site at Arrowood Village, a Crosland project developed by Merrifield Partners. The location will be the site of a children's daycare center. Ken Chapman of Merrifield Partners represented the seller in this transaction.

Alliance Commercial Real Estate Services, LLC - Jennifer Ware

Jennifer Ware, broker with Alliance Commercial Real Estate Services, LLC, a Charlotte based commercial real estate firm, has leased East Independence Office Park located at 7001, 7003 and 7005 Wallace Road to 100% occupancy. Alliance accepted this leasing assignment in September of 2008 when the center was at 73% occupancy.

XYZ Company leased 5000 sq. ft. of flex space at 123 Plaza Center.  Jane Doe of Commercial RE Company represented the tenant and John Smith of John Smith Real Estate represented the landlord.
