

Increased Volatility Expected for Commercial Sector
The commercial real estate sector will demonstrate increased, but not
alarming, volatility over the next several years, Fitch Ratings forecasts in
its most recently updated Property Market Metric (PMM). The company cited
continued uncertainty over the U.S. economy and weakening real estate
fundamentals in all sectors as the main reasons for its projections.
The apartment sector continues to outperform other segments, despite higher
vacancies and diminished income in several markets. Fitch projects that the
office, lodging, and warehouse sectors will continue to face performance
challenges in the months to come, even as commercial mortgage-backed
securities investments will continue to perform well. Finally, volatility in
the retail sector continues to decrease, especially in the country's primary
markets.
